Every time a property changes hands, the province of Ontario imposes a tax. The good news? First-time homebuyers in Brampton, Mississauga, Caledon, and throughout the GTA could be eligible for a rebate. A crucial step in owning a dream property is understanding and applying for this rebate.

How Does the Application Work

If you’re buying a home in the GTA, especially in bustling areas like Brampton, you’re in for a treat. Why? Your lawyer will likely take care of the tax statements through the electronic land registration system. Once done, the rebate reduces the land transfer tax that’s payable. Smooth, isn’t it?

But what if this automatic deduction doesn’t happen?

Taking Matters Into Your Own Hands:

After registration, you can apply for the rebate. Just gather and submit the following documentation to the ministry:

  1. Completed Land Transfer Tax Refund Affidavit for first-time homebuyers
  2. Copy of the registered conveyance
    -Proof of tax paid on registration
    – Agreement of Purchase and Sale (inclusive of all schedules and amendments)
    – Statement of Adjustments
    – Tarion new home warranty certificate (if applicable)
